Our Projects So Far...

"Old ideas can sometimes use new buildings.  New ideas must use old buildings" - Jane Jacobs

Chronicle Capital Management

In 2018, our team completed a full renovation of the Chronicle Capital Management office. Originally constructed as a duplex, the building later served as an attorney’s office before being reimagined to suit the needs of a modern property management firm. The transformation preserved key architectural elements while introducing updated design features that reflect Chronicle Capital’s professional identity and vision.

10 Unit Apartment Complex

This restoration project was one of our first where the building’s original use remained unchanged—a unique opportunity to honor its history while bringing it into the modern era. Originally constructed in 1939, the apartments were completely gutted from the floors up, with special care taken to preserve the original hardwood flooring.

We installed all-new plumbing, electrical, lighting, and mechanical systems, along with updated cabinetry, countertops, appliances, paint, windows, landscaping, irrigation, fencing, and roofing. The result is a beautifully restored space that blends timeless character with contemporary functionality.

This was a truly enjoyable project that reflects our commitment to thoughtful, high-quality restoration.

Brothers Barbeque

We originally acquired 618 South Center Street in 2014 in a raw, partially converted state—formerly a single-family residence and briefly a hair salon. Our team completed a full renovation to transform the space into our corporate headquarters. However, after just two years of growth, we relocated to our newly renovated office at 136 Ridge Street.

Rather than let the building sit idle, we reimagined the space once again—this time as a restaurant. With no existing kitchen or dining infrastructure, we undertook a second full renovation to accommodate Brothers BBQ, who relocated from their Wells Avenue location to Midtown over four years ago.

Jet Café, Pitch Black Printing, BUILT BY JANE & Dog Gone Amazing

Once a bustling metal fabrication shop, this beautifully restored property has been thoughtfully transformed into a vibrant mixed-use space blending retail and office functionality. Completed in 2019, the renovation included extensive structural reinforcements and a full overhaul of building systems—while preserving key historical elements like exposed roof trusses, original radiator heaters, boiler piping, and vents. A mid-century GMC roll-up door and the original metal sliding boiler door (now repurposed at 600 South Center Street) add unique character and storytelling to the space.

Now home to a dynamic mix of local businesses—Pitch Black Printing, Jet Café, BUILT BY JANE, and Dog Gone Amazing—this property offers a one-of-a-kind setting that honors its industrial past while serving the needs of modern entrepreneurs.

The Valley Merc, Wild Highland Boutique & Emerald Honey Photography

In March 2024, we closed escrow on a property that many locals knew as CJ’s Flooring, located in the heart of Gardnerville, Nevada. What followed was a transformation rooted in our commitment to revitalizing community spaces while preserving their character.

Our first step was our signature move—replacing the roof. From there, we gave the building a fresh coat of paint inside and out, laid down a brand-new asphalt parking lot, and constructed a clean, functional trash enclosure. These upgrades weren’t just cosmetic—they were foundational to creating a welcoming and professional environment for future tenants.

Today, we’re proud to say the building is fully leased to three incredible local businesses:

  • The Valley Merc – a charming shop offering curated goods with a rustic flair.
  • Wild Highland Boutique – a fashion-forward boutique with a bold, adventurous spirit.
  • Emerald Honey Photography – a creative studio capturing life’s most beautiful moments.

But the story doesn’t end there. We’ve also acquired the neighboring building at  1404 N US Hwy 395, formerly known as the Ritchford Hotel. This historic property holds immense potential, and we’re excited to begin its next chapter. Renovation plans are underway, and we’ll be sharing updates and photos soon—stay tuned!

At Chronicle Capital, we believe in breathing new life into old spaces. These Gardnerville projects are a testament to that vision, and we’re thrilled to see them become vibrant parts of the community once again.

Eagle Windows & Doors

In a first-of-its-kind transaction for our company, we acquired a building while the land beneath it remained owned by The City of Reno. This distinctive property, formerly a dance studio, now serves as the thriving home of Eagle Windows and Doors.

Originally occupying just half of the building, Eagle Windows and Doors has steadily grown over the years. Their expansion eventually led them to lease the entire space, making the property 100% occupied and a testament to their continued success.
